Q: As a real estate agent, how do I register?
A: To register you must complete the registration forms which are available at the property on preview dates or contact us at 708-628-2900.
Q: As a real estate agent, do I need to be present at Auction previews?
A: Yes, all co-operating agents must attend Auction preview with their clients. To ensure that they register there buyer(s) and register themselves as the agent representing that particular buyer. For any commission to be received the proper broker registration is required.
Q: As a real estate broker, how can my company cooperate with Hunter’s Realty, Inc?
A: The co-operate with Hunter’s Realty, Inc. the co-operating broker must complete required registrations forms and must also accompany buyer to auction preview, lastly the co-operating broker must be present on day of Auction.
Q: What are the costs to the real estate professional to register and participate in the Auction process?
A: There is no cost to register and participation is free.
Q: How do I register my buyer to bid on Auction day?
A: Complete the onsite registration form, confirm your buyers financing status and make sure your buyer brings $1,000 cashiers check made payable to buyer to auction.
Q: What do I need to bring to Hunter’s Realty, Inc. auction to enable me to bid?
A: All buyers who intend on bidding at our real estate auctions need a valid form of picture identification e.g.: a drivers license and certified funds in the form of a cashiers check in the amount of the pre-determined deposit. The amount of the deposit is specified in the terms and conditions of that particular auction.
Q: Does Hunter’s Realty, Inc. accept offers prior to auction sale?
A: Yes. All offers before auction day on a auction property will be presented to the seller. Any accepted offer on an auction property received & accepted prior to auction will pay a 3% Co-op commission. Any Auction day sale will pay a 2% Co-op Commission.
Q: Can I bid on behalf of another person or entity?
A: It is possible to bid on behalf of another person or entity. However, the person who bids on behalf of any of these entities will be required to be in a position to sign personally on auction day. Should the person/entity be unable, for whatever reason, to take transfer of the property, then the person who bids at the auction will be deemed the purchaser and will become responsible for all the terms of the contract of sale
Q: Can I preview and/or inspect a particular property prior to auction?
A: YES you can. Generally 3 days of Auction Previews are held prior to auction for viewing. Details of dates and times for viewing including making arrangements for property inspections can be found by searching www.hriauctions.com.
Q: Is a home warranty plan available on an Hunter’s Realty, Inc auction sale?
A: Yes, a home warranty plan can be purchased by the buyer from your company of choice.
Q: Are Hunter’s Realty, Inc. auction sales contingent on inspection?
A: All sales are on an “as-is/where –is” basis. Hunter’s Realty, Inc. does not warrant the condition of the property. We encourage buyers to conduct their own inspection and/or due diligence prior to the auction sale which can be done during auction preview hours.
Q: Can I get a mortgage for real estate purchased at auction?
A: Yes, however, auctions are non-contingent transactions and as such your offer at an auction sale is NOT subject to your obtaining a mortgage so we encourage all prospective bidders seeking a mortgage to have met with a loan consultant prior to auction day.
Q: What is the difference between an absolute and reserve auction?
A: An absolute auction is an auction without a reserve or minimum price. A property is sold to the highest bidder irrespective of the price. A property in a reserve auction is only sold once the predetermined reserve or minimum price has been met.
Q: Are Hunter’s Realty, Inc. auctions subject to reserve and/or confirmation?
A: Certain properties of our real estate auctions are subject to a reserve price being met and/or seller’s confirmation within 48 hours of the auction sale, and certain properties are absolute sales (sold to the highest bidder). Should the sale for any reason not be confirmed you will be refunded your full escrow deposit. Always refer to the terms and condition of the particular auction.
Q: Can Hunter’s Realty, Inc terms and conditions be changed?
A: Hunter’s Realty, Inc. terms and conditions are not negotiable and may not be altered in any way. We advise all interested parties to review the terms and conditions in the bid package or on our website www.hriauctions.com to note as per the terms and conditions that any changes announced by the auctioneer/broker from the podium prior to the auction will take precedence over any printed material.
Q: What is a buyer’s transaction fee/buyer’s premium?
A: It is a premium paid by the buyer as a service charge added to the high bid price. The buyer’s premium, please refer to the terms and conditions or each sale to confirm.
Q: What happens to my deposit money?
A: The initial earnest money deposit must be showed by the buyer/bidder at the registration on auction day. The buyer will retain the earnest money during the auction. If the buyer/bidder is the high bidder on a auction property the buyer must step forward, present earnest money and sign contract and addendums.
Q: What happens if I default on the sale or fail to come up with the balance of the deposit?
A: Under such circumstances you would have failed to fulfill your obligations in terms of the contract of sale. The full deposit based on the terms and conditions of the particular auction will be forfeited as liquidated damages as outlined in the contract of sale.
Q: How long do I have to close on the property?
A: Please see the specific terms and conditions of each auction to determine the length of time to close. Hunter’s Realty, Inc typically stipulates a 30 day closing from the date of the auction.
